It’s rarely because the homeowner did something reckless. It’s because the kits are built to sell on speed, and the parts that actually matter are the parts they gloss over. Here are the mistakes we see most, so you can dodge them whether you hire out or go it alone.
1. Skipping real surface prep
This is the big one. Most kits tell you to clean and acid-etch the floor, and that’s simply not enough profile for a lasting bond on Boston-area concrete. 2. Ignoring moisture in the slab
Concrete moves water vapor, and a slab pushing moisture up will blister or delaminate a coating no matter how carefully it went down. DIY kits don’t include a moisture test, so most people never know it’s a problem until the floor tells them. In New England, with cold slabs and seasonal humidity, this catches more floors than people expect.
3. Coating in the wrong temperature
Epoxy cures by chemical reaction, and that reaction is fussy about temperature. Too cold and it won’t harden properly; too hot and it sets before you can work it. A lot of DIY jobs get done on a random weekend without much thought to the slab temperature, and the coating never reaches full strength.
4. Using a thin, single-coat kit
Big-box kits are usually a single thin coat of water-based epoxy. It’s a fraction of the thickness and durability of a professional system with a dedicated topcoat. It photographs well and wears through fast, especially in the tire tracks.
5. Underestimating hot tire pickup
Warm tires off the road can grab a weak coating and peel it right off the slab. It’s one of the most common DIY failures, and it comes straight from the thin product and weak bond in points one and four. A properly bonded professional system doesn’t do this.
6. Rushing the cure before parking on it
The coating may feel dry to the touch long before it’s fully cured. Drive on it too soon and you damage a floor that would have been fine with a few more days. Kits tend to undersell how long to wait.
7. Buying on price alone
The honest one. A kit is cheap up front and expensive over time if it fails and has to be ground off and redone. When you compare a DIY kit to a professional install, you’re not comparing the same thing, and the gap shows up in how long the floor lasts. That’s a big part of why epoxy holds up when it’s installed as a full system rather than a weekend project.
